Almost 20 years experience in the trenches with office landlords, tenants, buyers & sellers
When working on commercial real estate transactions, there are twists and turns around every corner that require specific expertise. My diverse and extensive experience, market knowledge, and problem solving capabilities coupled with the way I conduct business provide my clients with a smooth process and best possible results.
I started my career representing landlords in leasing their office buildings. I learned a landlord’s mindset, negotiating approach, and factors that play into each lease transaction. After several years I switched gears and used these insights to my advantage working with office tenants as their advocate and representative.
The other half of my business is working with buyers and sellers of commercial properties including user buildings, investment properties, and office condos. My clients appreciate my robust marketing plans, negotiation tactics, and technical proficiency with contracts and due diligence.
My approach may be different than the norm when engaging with clients. While pomp and grandeur are common characteristics showcased by brokers, my focus is in the questions (lots of them), examining the details, and in reliable customer service and communication.
I’m a family guy first and foremost with an amazing wife and three children. When I am not working or hanging out with them (which is rare), I’m on my road bike, swimming laps, or working on house projects. Maybe one day I’ll work on becoming a decent golfer.
Often times my relationships with my clients start with a conversation and meeting (or 2 or 3) related to a decision they have coming up on an office lease, change in business that affects their real estate, or buying or selling a building or office condo. There is no obligation – I will ask lots of questions, share market information and insights, discuss the tools, resources, and processes I use and we can decide if we are a fit for each other.
For many people, conversations about fees are uncomfortable, but I am an open book. My tenant and buyer representation services are free to my clients. I am paid a market fee by the landlord or seller similar in fashion to how a seller pays a commission to the buyer’s broker in a home sale transaction. Brokers represent about 90% or more of the tenants in metro Denver, so this is a built-in expense for the landlord and in almost all occasions this fee will go to increase the listing broker’s commission if the tenant or buyer is not represented.
If we decide to work together, my services are engaged through an engagement letter or listing agreement which is on a Colorado Real Estate Commission form. Through this a fiduciary responsibility is formed so that our interests are completely aligned.
